LIS reports are generated using information gathered from the land titles offices in New South Wales.

On a regular basis Leasing Information Services compiles a list of leases that have been lodged. Copies of the leases are then purchased and key information entered into EPS Professional (EPS's lease management system). The complete database is then available to both the subscription and individual report users to interrogate.

It should be noted that in delivering the RIS services EPS simply provide a summarised version of the registered lease data. That is, the service only reflects publicly available information. EPS does not independantly verify nor guarantee the accuracy of any information included in the service.

Current Rent

One of the key features of RIS is the Current Rent Estimation. Using EPS Professional we are able to update the original rent to reflect the current rent. In estimating current rent EPS use the concept of Face Rent as advanced by the Australian Retailers Association. We are aware that a number of lessees and lessors enter side deals and so we use Face rent to generate a common approach to this complex issue.

Current Rent is based on lease rent review information in concert with the Australian Bureau of Statistics CPI tables. Where rent reviews are market based, EPS use a standard rate of 5%.

Status Code

Each lease is given a status code that shows its current state as outlined below.

Shops with a Current Available Registered Lease This status indicates shops that have a registered lease that is still current.
Shops with an Available Registered Lease that has Expired This status indicates shops that have a registered lease that has expired. There are two types of lease covered by this status. The first is those where the lease is on monthly hold over (i.e. the lease has expired but the tenant continues on a month to month basis). Secondly, it may indicate a shop where lease the has expired and a new lease created, either for the old tenant or a new tenants. When the new lease is registered it will appear under the above heading (Shops with a Current Available Registered Lease) as well as the old lease appearing in this section.
Shops without a Current Available Registered Lease This status indicates a shop where no lease has been registered but the shopping centre shows that the shop exists. No information is displayed, other than the shop name and centre.
